Architectural Vision
Folio3 Homes’ architect Roman Franetic has designed a double story, 4 bedroom contemporary home with a distinctive modern aesthetic, maximizing abundant natural light. Strong clean lines, floor to ceiling glazing, integrated cabinetry, minimalist fit-out and clever layering of spaces are key to the design. A full-height cedar front door pivots to reveal a light and airy entrance foyer looking onto a glass enclosed internal courtyard, the dining room and a dramatic double height atrium. The central stairs are set against two level windows that allow light to stream through the centre of the house. A trio of timber pendant lights hanging over the stairs are like all luxury internal fixtures and fittings, included in the price.
Oak Floorboards and timber window joinery downstairs provides a stunning interior of Scandinavian warmth and spaciousness. Impressive high end features and fittings are seen in the Calacatta marble island bench, marbled Caesarstone benchtops and splashbacks and Miele stainless steel appliances. Adding to the interior’s sophisticated architectural sensibilities are the finish selections such as the raised timber veneer kitchen joinery and the profile feature tiles in the bathrooms.
A common request from our clients has been to create a home with a separate living space that also maintains a connection to the kitchen and dining areas. The design of the home incorporates an L shape open plan living, dining and kitchen. This has allowed the kitchen to be placed centrally while the outdoor living adjoins the family living area. The study is also located directly off the family living room enabling all areas to be connected to family life.
The perfect media room has been provided as a separate space off the main living area. The main bedroom is generous in size, with a large walk in wardrobe and en-suite with full height tiling plus a walk in shower with overhead skylight and a floating double vanity. The clever design is also seen in the family bathroom, which is divided into three compartments for shower and bath, double vanity and toilet enabling all areas to be used simultaneously. The house features several storage provision areas including large linen cupboards on both levels and fully fitted wardrobes or cupboards in bedroom, bathrooms, the laundry and the study. A six-star energy rating has been achieved through intelligent design featuring solar orientation, solar gas boosted hot water and double-glazed windows throughout the home.
The modern design has successfully created a layering of surfaces and a juxtaposition of a variety of different materials. With flexible zoning for parents, children and independent living, the Folio3 Concept Home is an ’easy living’ residence with a smooth flow between all the rooms. The home is equally suitable for all stages of family life from small children, through teenage children to ultimately an empty nest with accomodation for grandchildren.
